Practical garage cleanout tips that get results. The zone system, how to handle hazardous items, what to toss vs. keep, and when to call for help.
When Atlanta Offices Need a Cleanout
There are four moments that drive office cleanouts in the Atlanta metro: a business closes or downsizes, a company moves to a new space (often smaller post-pandemic), a building owner is between tenants, or a renovation crew needs the old buildout pulled before the new one starts. We work all four scenarios across metro Atlanta, from Buckhead office towers to industrial parks in Forest Park and Morrow.
The Three Things That Determine Office Cleanout Cost
Volume comes first. A small medical practice cleaning out one suite is a half-load or three-quarter load job ($520-$650). A 5,000 square foot tech office with cubicles, conference tables, and a server rack is two or three full trucks. Item type comes second. Filing cabinets, conference tables, and modular cubicle walls are heavy and bulky and slow to dolly. Standard office chairs and desks are quick. Electronics are the third factor: monitors, printers, copiers, and servers must go to certified e-waste recyclers in Georgia, and that has a different disposal cost than mixed-load landfill diversion.
Filing Cabinets, Records, and Data Security
Before any office cleanout starts, the records question has to be answered. Old paper files with PII (personal information, medical records, financial records) cannot just go to the dumpster. If you have records under HIPAA, Georgia's Personal Identity Protection Act, or any industry-specific retention rule, those need to go to a certified shred service before the cabinets get hauled. We coordinate with Iron Mountain Atlanta and Shred-It Atlanta on jobs that need on-site shredding before haul-away. Hard drives in computers and copiers need physical destruction before the equipment leaves the building. Plan for it. It is a separate line item but it is non-negotiable.
Donation Routing for Office Furniture
Atlanta has a healthy ecosystem of nonprofits that accept used office furniture. Sky-high churn in the post-2020 office market means donation pipelines for desks, chairs, and conference tables are often backed up, but they exist. Goodwill of North Georgia takes desk-grade furniture in good condition. The Furniture Bank of Metro Atlanta accepts gently used office and home furniture for low-income families. Local startups and nonprofit organizations frequently take older chairs and desks at no cost. We make the donation call on-site when possible.
Scheduling Around Business Hours
Most office cleanouts cannot happen during business hours. We schedule the work for evenings, weekends, or the gap between a lease termination date and the building turnover date. Two-crew jobs are standard for large offices. We coordinate with the building's freight elevator access, loading dock hours, and any after-hours security protocols. For tenant-improvement (TI) projects, we work directly with the general contractor's site supervisor.
Pricing Office Jobs
We quote office cleanouts after a walkthrough or detailed photos. For smaller offices (under 2,500 sq ft), our standard tiers usually apply ($175 minimum through $725 full truck). For larger jobs we provide a flat project quote that includes labor, hauling, and disposal. Volume customers (real estate firms, property management companies, commercial real estate brokers) get recurring-job pricing, see commercial junk removal services for details.
