What a Foreclosure Cleanout Actually Looks Like
When a foreclosed property is finally accessible, typically 30 to 90 days after the foreclosure sale, the inside ranges from move-in ready to catastrophic. In the south Atlanta metro we see the full spectrum. The most common pattern is moderate-to-significant tenant abandonment: furniture left behind, half-packed boxes, perishable food, sometimes vehicles in the garage, often mattresses and bedding, and routine household debris that has been sitting through hot Atlanta summers. The cleanout work is the bridge between bank ownership and a property that can be listed.
REO Field Service Standards
Most large banks and asset managers (Wells Fargo, Bank of America, US Bank, Fannie Mae, Freddie Mac) work through field service companies that set the cleanout standards: trash-out, lawn cut, winterize utilities, secure (re-key), document with photos. We frequently subcontract through Atlanta-area field services for these jobs. The cleanout portion has standardized line-item pricing: trash-out by square footage, debris removal by load, hazardous materials disposal as separate line, and any required interior surface cleaning.
Securing the Property
A foreclosed property usually needs to be re-keyed within 24 hours of the cleanout. We do not do locksmith work directly, but we coordinate with our partner locksmith for same-day re-keying when the cleanout finishes. Properties in higher-volume neighborhoods sometimes need board-up (broken windows) before the trash-out crew can safely work, we don't do board-up either but we know who does.
Hazardous and Special Items in Foreclosed Homes
Foreclosure cleanouts disproportionately produce hazardous items. Old paint, motor oil in garages, propane tanks, half-used lawn chemicals, abandoned cars. Each requires a separate disposal path. We separate as we load, and we tag items that need licensed hazmat hauling (typically through the property manager's field service contract). Garage items are usually the highest-density hazmat pocket in any foreclosed property, plan for it.
Personal Property: Documents and Mail
Sometimes a foreclosure cleanout uncovers boxes of records or mail with personal information of the former occupant. Banks and field service companies have specific protocols for this, typically the documents are bundled and shipped to the asset manager for compliance handling, or destroyed via on-site shredding. We log and tag those bundles for the field service to retrieve.
Pricing Foreclosure Cleanouts
Volume jobs are priced on a recurring basis. One-off foreclosures land in the half-load to full-truck range ($520-$725) for typical 1,500-2,500 sq ft single-family homes.
