What Crawl Spaces Look Like in South Atlanta
Most homes built before the 1990s in the south Atlanta metro have vented crawl spaces, open foundation walls with vent openings around the perimeter, dirt floor, and joists exposed above. The vented design assumes outdoor air will dry out the crawl space and prevent moisture problems. In Georgia's humid climate, vented crawl spaces tend to do the opposite: outdoor air carries moisture in, and the moisture stays trapped. The result, over years, is moldy insulation, deteriorated vapor barriers, pest activity, and sometimes structural damage to the wood framing above.
The Three Things in Most Crawl Spaces
Old fiberglass insulation, hanging from the joists, often damp and sometimes moldy. Old polyethylene vapor barrier across the dirt floor, torn and folded. Before Encapsulation: The Cleanout
Most crawl space encapsulation projects need a cleanout first. The encapsulation company will not install a new vapor barrier and seal vents on top of old debris. Our crawl space cleanout typically involves: removing all old fiberglass insulation from the joists (bagged and hauled), removing the old vapor barrier from the floor (typically in pieces), removing any debris and abandoned materials, and bagging any pest contamination for proper disposal.
PPE and Safety in Crawl Spaces
Crawl spaces are confined spaces. Our crew works in respirator masks (mold concerns), Tyvek suits (insulation fibers, pest contamination), gloves, and headlamps. Most south Atlanta crawl spaces have 24-36 inches of clearance, comfortable for one person at a time, slow work. The job timeline depends on access more than on volume.
