Documentation Before the Cleanout Starts
For eviction cleanouts and abandoned units, Georgia landlord-tenant law requires specific documentation of the unit contents before disposal. Photos of every room, video walkthrough, itemization of any items of value. Property managers can hold the contents for a defined period (typically 30 days) before legally disposing. We schedule the actual cleanout AFTER that holding period closes, and we provide photo documentation of the cleanout itself for the property's records.
What South Atlanta Class-A Apartments Typically Leave Behind
The pattern is consistent: mattresses, full living room sets, dining tables, dressers, sometimes appliances if the tenant brought their own. Kitchen contents are usually fully abandoned (dishes, glassware, small appliances). Closets have clothing in piles. The bathroom is usually the lightest. Class-A apartments produce roughly 1-2 quarter loads ($370 each) per typical 1-bedroom unit and 1 full truck ($725) per typical 2-bedroom.

Section 8 cleanouts have specific compliance requirements around hazardous materials and lead paint disclosure if the building is pre-1978.
